Remodels and additions cover a huge range — from a same-day, over-the-counter permit for a water-heater swap to a full plan review for a room addition. The scope of work drives the path. The exact portal and timelines depend on your city (see our city guides); the process below is the same across the Valley.

The Process, Step by Step

  1. Confirm Scope & Permit Path
    We determine whether the work qualifies for an over-the-counter / express permit or needs a formal plan review — and whether zoning or setbacks come into play for an addition.
  2. Scope-Based Construction Documents
    We draw only what the scope requires: affected floor plans and elevations, structural details for any changes, and MEP for altered systems. Conditioned additions also need energy compliance.
  3. Submittal
    The set is submitted through your city's portal — or pulled at the counter/online for qualifying minor work.
  4. Plan Review & Corrections
    Usually faster than a new build since fewer disciplines are involved. Comments come back through the portal; we revise and resubmit until approved.
  5. Fees & Permit Issuance
    Fees are paid and the permit issues with the approved plans. No work should begin before the permit is issued.
  6. Inspections
    Only the affected phases are inspected — e.g., framing and rough-ins for the changed areas — each passing before it's covered.
  7. Final Inspection & Sign-Off
    A final inspection closes out the permit (and a Certificate of Occupancy where a change of use requires one).
