Maricopa County — Permitting Process

For unincorporated areas — submittal through final inspection

Maricopa County's Planning & Development Department regulates building in the unincorporated areas of the county (property inside a city or town is permitted by that jurisdiction). As of 2024, all applications go through the County's online Permit Center — submittals, reviews, inspections, and payments. Here's the standard path; SOKO manages the whole process for you.

The Standard Process

  1. Create a Permit Center Account & Apply
    With a Permit Center account, the application and plans are submitted online, and you can search permits and schedule inspections in the same system.
  2. Plan Review & Corrections
    The Planning & Development Department reviews the plans against adopted codes. Correction comments come back through Permit Center; we revise and resubmit until approved.
  3. Fees & Permit Issuance
    Once approved, invoices are paid in Permit Center and the permit and approved plans are issued.
  4. Inspections
    Inspections are scheduled in Permit Center using the permit number. Each phase must pass before it's covered or concealed.
  5. Final Inspection & Close-Out
    A final inspection signs off the work before the structure is put into use.
