Usually yes if you're moving or removing walls, changing the footprint, altering structure, or touching electrical, plumbing, or mechanical. Cosmetic work β€” paint, flooring, cabinet swaps in the same layout β€” typically doesn't. Tell us the scope and we'll tell you straight, including when the answer is "you don't need us."
Drafting is usually one to three weeks depending on scope and whether engineering is involved. City review is the variable β€” it runs anywhere from a couple of weeks to a couple of months depending on the jurisdiction and how busy they are. We give you a realistic read for your specific city up front rather than a number that makes us look good.
It depends on scope, so we quote it after the site visit β€” but it's a flat number you approve before we start, not an hourly estimate that drifts. City permit fees are separate and go to the jurisdiction, not to us.
Many residential projects don't. When the scope does require a stamp β€” structural changes, certain spans, some jurisdictions' rules β€” we coordinate the licensed engineer or architect as part of the job so you're not chasing a second vendor.
Not on this side of the business. SOKO Designs does the plans and the permitting. If you want a design-build team under one contract, we can point you there β€” but there's no obligation, and plenty of our clients bring their own contractor.
Yes, and we do it often. Send us whatever exists β€” a partial set, a rejected submittal, a correction letter β€” and we'll tell you what's salvageable and what needs redrawing before you spend anything.
