    Every one of these is classified, drawn, and detailed before the set goes in. That's the difference between a first-submittal approval and inventory sitting in a trailer.

    Combustible storage above 12 feet means a fire department review of commodity class, aisle widths, sprinkler density, and smoke venting. Its own permit, run alongside the building permit.

    What warehouse tenants ask us.

    In most Valley cities, yes. Racking over a few feet needs engineered drawings and anchor details, and above 12 feet of storage it becomes a high-piled storage review with the fire department. The racking vendor's layout is a great start; it isn't a permit set.
    It covers what the building was designed for. Tall racks of a different commodity can exceed what the existing sprinkler density protects, and the fire department will ask. We check the sprinkler drawings against your storage before you buy racks that need a system upgrade.
    Drafting is typically two to four weeks depending on whether there's an office build-out and a mezzanine. City review runs a few weeks to a couple of months; the fire package runs alongside it when filed together. A complete first submittal is what keeps the fire review from becoming a second round.
    Yes, and it's one of the most common industrial TIs. The office is a different occupancy inside the storage space, so it brings separation, restroom counts for the headcount, HVAC for the conditioned area, and an accessible route. All of it is routine when drawn in from the start.
    Not a problem, but it's a different permit. Those materials bring maximum-allowable-quantity limits and can shift the occupancy to factory or hazardous. Tell us what and how much on the form and we'll classify it correctly before drawing, which is far cheaper than finding out at inspection.
    It depends on whether there's racking, a mezzanine, and an office build-out, so we quote it after a site visit. It's a flat number you approve before we start. City and fire permit fees are separate and go to them, not to us.
